Always Learning

Did you know licensed real estate agents in the state of Oklahoma are required to take 21 hours of continuing education every 3 years to keep our licenses active and in good standing? Along with 15 hours of elective classes, we also have to take 1 hour each of: Ethics/Professional Conduct, Broker’s Relationship Act, Contracts, Fair Housing, License Code and Rules, and a Hot Topic that applies to an issue facing real estate today. In addition to those requirements by the state, the National Association of Realtors requires another 2.5 hours of Code of Ethics every 2 years. Continuing Education allows us to constantly be learning more about our industry and be better able to serve our clients to our utmost abilities!

Oklahoma Primary Is June 26th

Go Vote

Oklahoma voters, our 2018 primary is June 26th!  Remember that in Oklahoma, in a primary you can only vote for candidates who are running in the party you are registered under. (Currently, registered Independents are allowed to vote in the Democrat’s primary but not the Republican’s). There is also one state question on the ballot next week, State Question 788 (Medical Marijuana Legalization Initiative). We encourage you to do your civic duty and research your candidates and state questions before voting! If you’ve recently moved, be sure to run by a post office or tag agency to fill out a new voter registration form so you can vote for candidates that will impact your neighborhood. Deadlines have passed for this election, but you have plenty of time before the general election.

The really handy link below will take you to the election board and does the following:

***Election Board Voter Search***

  • Allow you to confirm your voter registration
  • Replace a voter registration card
  • Show you your polling place
  • Show you your school district and voting ward
  • Allow you to print off a pdf of an example of what your ballot will look like

Print off your example ballot to know who you’ll be allowed to vote for in the primary!

The next link below will take you to a non-partisan website that lists all the confirmed candidates and gives links to their websites – it’s a great source!

Another useful source is OKpolicy.org, which is an independent, non-partisan source to learn more about the election process, state questions and get information on upcoming elections.

Rising Rates

Image result for mortgage rates rising free image

The market is stating to move! Mortgage rates are the highest they have been since 2013, and look to be rising slowly but steadily. Every time the rates rise, it lowers the amount you can borrow. The good news is that the rates are still historically VERY low, and it’s still a great time to get a mortgage. If you’ve been thinking it’s about time to buy a new house, call one of us today and we’ll help you get in touch with local mortgage lenders who can help you lock in a rate before they rise again soon!

Our Annual Coldwell Banker Awards Ceremony was recently held, and the McGuire Cooley Team was recognized for our accomplishments in 2017. We can’t say enough thank you’s in the world… to our families for supporting and encouraging us, to our friends for understanding our crazy schedules and still finding time to spend with us anyway, to our friends in the industry like the lenders, title companies, and contractors who drop everything to help our files, and most importantly, to our clients.

Without your trust, your referrals, and your business, we could not have achieved our successes. We appreciate you, and we thank you.

2017 was a good year for the McGuire Cooley Team, but watch out – 2018 is about to knock your socks off!

Rent Vs. Buy

A lot of folks think that buying a house costs so much more than it really does.  Yes, there are some upfront costs, and yes, you’ll be responsible for continued maintenance, but when you crunch the numbers, you may find that you’re throwing money at someone else’s investment when you could be investing that money and growing equity for yourself!

This calculator from NerdWallet gives you a quick and easy breakdown that shows if it makes more sense for you financially to rent or buy.  If you want to really dig deep, this calculator from the New York Times gets even more in depth and gets into the nitty gritty details of housing costs. Both are good tools to help you determine if you’re spending your money in the right place!
